Brokers Needed
We have a correspondent relationship with many of the top lenders that don't sign up new brokers/lenders. LaSalle, for instance, has great multifamily rates paying (2.0)SRP and will not sign up a new broker until they close several loans thru an existing correspondent. Others like Impac, CBA, and Greenpoint require experience to close. Silverhill and Interbay are tough, but due to experience, we close a ton with them. Larger loans require conduit, Life and Pension experience. Many brokers try to close these loan themselves, but fail after 2 to 3 months of frustration. Specialty items like Gas station, Assisted living, Hard Money, and A & D loans need to be qualified with precision or the deals won't close in the end. You may place your loans with us and get 40 to 60% of the total take including the SRP that will not show on the HUD. The split is equal to effort; ie, control of the client and the effort throughout. Our best rate options range from 5.5% for a ten year fixed on A paper property and credit profiles to 15% for hard money deals. A typical apartment deal 500K to 5MM that does not fit the 5.5% stringent requirements is priced at 6.6% paying 1.5% quietly on the back.
